How to Qualify

Qualifications for a Rental Home:

SDL wants to place qualified tenants in all of the rental properties we have available. Please also understand, we want people that will be good tenants for our owners; pay rent on time, treat the home with respect, and honor the lease contract that was executed  to reside at the premises.

 SDL strives to make the rental experience a positive one for both the tenant and landlord, and we have spent years perfecting our systems to help ensure that outcome. Please read the information below for our qualifications and keep in mind we are here to place qualified tenants into the homes in which an owner has entrusted into SDL's care. Thank you.
 
Qualifications

Your monthly income must meet our qualifications for the rental property you are applying for. We require your rent does not exceed one third of your monthly income; therefore your income needs to be a gross of 3 times the amount of the rent. An example would be a rental for $1000.00 per month, your income should be a gross of $3000.00 per month. If you are applying with more than one person, we will take the total of the incomes into consideration for our qualifying income standards.

A reasonably good credit rating is needed to meet our qualifications. We are looking for the credit report to show us you pay your bills on time, and have a history of doing so. Collections, and untimely payments to your debt, will hurt your credit rating. Since all credit histories are different, for different reasons, we look at them individually. Ultimately the report shows us the pattern in which you pay your bills, and assume responsibility of your debt. You can be denied for your credit.

Tenancy history is another qualification you must meet. You must have a good tenancy history if you are or have been a renter before. Of course, you may currently be in a situation with the home you own, and need to find a new place to reside. We do not automatically deny a person for a foreclosure situation, but it can have a negative affect on the outcome of an owner's approval for that property. The owner's grant the final approval for each property.
