Application Process

The Application Process:

Step One:

In order to start the processing of the application a $25 fee for each applicant over the age of 18 is required.  The application must be filled out completely and signed( an online application is considered signed with an electronic signature when submitted).

We only accept credit card, money order, or cash payment for the application process. We do not take personal checks for applications. You may call us and provide your the credit card information:  951-302-5300.

 

You will need to submit a copy of your drivers license(photo I.D.)

 

 Proof of income- YTD pay stubs, bank statements or other proof of income must have documentation that can be verified by SDL. Income verification is a very important part of the process in order to confirm that you are financially able to pay your monthly rent.  If proper information is not provided it will delay your application.  

 

Step Two:

 

We require a credit report for each applicant. Our credit reports will contain the normal credit information, and is rated by a different scoring system than the normal FICO score; therefore, we will not accept a credit report from other institutions, and we must acquire our own report.

 

Step Three:

Tenancy verification is the final step- you must provide us with a previous landlord's contact information, or proof of ownership for your home. Two years worth of information is needed for the verification process. There are many different reason why people are leaving there current living arrangements; so please disclose everything you can to assist us with this process. Your application will be denied for any unlawful detainer/eviction on your record, unless you have court records showing us that it was a wrongful judgment filed against you.

 

If all documentation required is submitted, and we are able to verify everything, the normal time frame for the application process is approximately 1-2 days (Monday-Friday). We do require the owner's final approval for all placements into the rental properties.
