The Ideal Tenant
The ideal tenant understands that a lease is a contract. This contract requires that they pay rent on time, treat the home with respect, obey laws and respect neighbor’s rights to enjoy their own homes, and follow the rules of a home owner’s association, if applicable.
The ideal tenant understands that there will be consequences if they “breach” their lease. A “breach” occurs when a tenant doesn’t pay rent on time, moves additional people or pets into a home after move-in, damages the property, fails to obey laws or community rules, or breaks the lease early, for examples. The ideal tenant understands that when they breach their lease, there may be consequences; consequences such as eviction, financial penalties, negative credit reporting, and sometimes all three.
The ideal tenant understands that the owner is trusting them with a very valuable asset, worth many hundreds of thousands of dollars. They understand that before the owner will let that tenant move in, the tenant must go through a screening process to prove they are a good risk. It’s not personal, it’s business.
The ideal tenant understands that SDL is responsible for enforcing the lease on behalf of the owner. They understand that SDL will treat them with utmost respect and honesty at all times, and that they too will treat SDL staff likewise. They understand that they are accountable to themselves, the owner and SDL for the duration of their lease.
The ideal tenant understands that the ultimate goal of the owner, the tenant and SDL is to create and maintain a harmonious, professional relationship between all three. By achieving this goal, which is achieved when both the owner and tenant abide by the terms of the lease, the owner enjoys the rental income paid by the tenant, the tenant enjoys a pleasant renting experience, the tenant gets a security deposit refund and favorable tenant recommendation at lease end, and SDL gets to chalk up more happy testimonials!
