Rental Application


Thank you for your interest in renting an SDL managed home. Please review the application guidelines thoroughly before proceeding. Then, please complete the following form completely for immediate rental consideration. Please plan to spend about 15 minutes completing this form. Complete forms are processed quickly upon receipt; incomplete forms are the most common reason for delay. For your protection, all information submitted is kept in strict confidence by SDL and used only for the purpose stated herein; we do not lend, sell or otherwise share your information with any third party.

A Word About Roommates and Guarantors

SDL does not discriminate against creative tenancy arrangements. We submit each application on its own merits. Sometimes, unrelated people wish to rent as roommates. Other times, people with less than perfect credit, or recently established employment, may need a relative or employer to "co-sign" or "guarantee" their rental lease.

If you fit either of these two catagories, visit the co-signers & roommates link for full details, before continuing, and do not complete an application if you cannot meet those requirements.

The Application Process

The application process is a seven step process:

1) You submit the completed application. Roommates and guarantors must EACH complete their own application.

2) Upon receipt of your application, we review your debt to income ratios to determine your ability to manage the monthly rental payment for the desired property.

3) If your debt-to-income ratios, as stated, meet satisfactory guidelines (monthly rent not to exceed 33% of gross monthly income), we will call you to obtain the $25.00 per applicant fee for processing. (If your stated debt-to-income ratios do not meet our guidelines we will call you to advise you of our decision and give you an opportunity to identify an alternate SDL rental property that does meet the guidelines.)

4) You pay the required fees (see Certification and Payment below) for us to process your application(s). You can pay your SDL agent by phone with a Visa, Mastercard, or Discover credit card, or you can bring a cashiers check or certified check to our office.

5) Upon receipt of payment, we obtain your credit report(s). If your credit report meets approval, we WILL then take steps to verify the information in your application, including contacting your references. If the verifications and references are satisfactory, we will then favorably submit your application to the owner for final approval.

6) The owner grants final approval and you will be advised as quickly as possible.

7) Once approved, the successful applicant MUST immediately submit a non-refundable $500.00 (minimum) "hold" deposit or the approval will be withdrawn.

NOTES:

Information will be verified. SDL reserves the right to request supporting documentation such as pay stubs, bank account statements, etc.

Strongly Suggested:

As soon as you submit your application, copy your driver license and proof of income (YTD pay stub(s) and fax to our office at 951-302-0600. This speeds up the application process immensely.


Applicants who misrepresent material information (by overstating income, for example) will have their applications denied and they will not receive refunds of fees paid to SDL for processing of their application.

Finally, please understand that we sometimes receive multiple applications for the same property and we are required by law to process each application equally (but only upon receipt of payment of the processing fee) and to submit final verified applications to our owner clients in a timely manner. Therefore, it often becomes a first-come, first-served situation.

For your added convenience, once approved by the owner, "hold" deposits may be paid by credit card at a surcharge of 4% of the deposit amount; this is a direct charge to SDL that is passed along. Neither the owner nor SDL will absorb this surcharge. Or, the "hold" deposit may be paid by certified check or cashier check to your SDL agent or at our office during regular business hours, seven days a week.

SDL strongly encourages you to carefully review your application before submitting. Missing information is the number one reason for delayed or denied applications.
