Tenant Screening SDL understands the principle of placing only qualified tenants. Private investors who place tenants in haste and without due regard for performing a thorough screening are asking for headaches later on, GUARANTEED!
SDL conducts the industry’s most detailed tenant screening including;
1. Obtaining a credit report on every adult applicant. The report includes the usual “scoring” formula, and also includes a thorough search through public records for any history of eviction, judgments, etc.
2) Obtaining income and financial documentation to verify the applicant’s ability to meet the monthly rent obligation.
3) Contacting the employer(s) to verify employment, income and permanency of the job.
4) Contacting previous landlords, both in writing and verbally, to confirm tenant references. If an applicant claims no rental history due to “selling a home”, we obtain all sales and escrow documentation to support the claim.
5) We obtain photo identification and a minimum of three references in order to be able to “skip trace” the very rare bad tenant who skips out on their lease.
SDL boasts a 98% compliance rate with our tenants. Of the remaining 2%, we resolve 90% of landlord/tenant disputes without legal action of any kind including eviction or collection action. Approximately 1 in every 425 hundred SDL tenancies do end up in eviction court and 1 in 500 in small claims court for collections. No other property management company can make this claim.
